The 2025 law clarifies that the tenant is responsible for minor repairs and maintenance resulting from normal use. List of minor repairs for the tenant
Maintenance and replacements
- Replacing defective light bulbs in the home, including interior and exterior lighting, is the tenant's responsibility.
- Small leaks in taps, showers, toilets or sinks caused by normal use must be repaired by the tenant. Replacing seals and removing blockages caused by normal use are also the responsibility of the tenant.
- The tenant is responsible for replacing batteries in smoke detectors, carbon monoxide detectors or other detectors present in the home. This is an important responsibility for safety.
- Minor damage to walls and floors, such as scratches, dents from normal use, or nail holes, must be repaired by the tenant.
- Minor damage to the painting from normal use (such as a dent in the wall from furniture) must be repaired by the tenant. However, major painting jobs remain the responsibility of the landlord.
- Minor repairs to locks, door knobs and door fittings, such as repairing a broken lock, are the responsibility of the tenant.
Cleaning and maintenance
- Cleaning sinks, shower drains and drains is the responsibility of the tenant. Cleaning filters in extractor hoods, dishwashers or washing machines is also a task of the tenant.
- Household appliances such as washing machines, dishwashers, ovens and refrigerators must be maintained by the tenant. This includes cleaning filters and checking the operation of appliances. Repairs for normal wear and tear are also the tenant's responsibility.
- In homes with a garden, the tenant is responsible for the maintenance of the garden. This means that the grass must be mowed, weeds removed, shrubs pruned and plants maintained.
Safety and good maintenance
- Small leaks caused by normal use of taps, showers or toilets must be repaired by the tenant. Larger leaks caused by structural damage remain the responsibility of the landlord.
- Minor repairs to doors, window frames, and door fittings, such as repairing a broken door lock, are the responsibility of the tenant.
- The tenant is responsible for maintaining smoke detectors and carbon monoxide detectors. This includes replacing batteries and checking that the detectors are working.
- Replacing fuses or breakers that have blown through normal use is the responsibility of the tenant.
Minor household maintenance
- Minor repairs to furniture, kitchen cabinets or other permanent inventory in the home, such as repairing a loose side cupboard door, are the responsibility of the tenant.
- Minor damage due to normal use (for example scratches on the wall by furniture) must be repaired by the tenant.
Other minor repairs
- Damage caused by pets or normal use, such as damaged carpeting or loose skirting boards, is the responsibility of the tenant.
- Minor damage to insect screens or other window security must be repaired by the tenant.
