1. How can a tenant schedule a viewing of an accommodation?

Search our offer for your favourite accommodation. If you wish to view this accommodation, please respond to this accommodation by e-mail. Don't forget to mention the address of this accommodation, so we know immediately which accommodation you are talking about. We will contact you further by email so that we can schedule a viewing with you. You can contact us via mail@borderestate.com.

2. What information does Border Estate+ need from me as a potential tenant?

If you are interested in the accommodation in question, we will need a number of details from you. These details will be submitted to the property owner after which approval will or will not be given by the property owner. We would like to receive the following information from you in one pdf-file:

  1. Copy of valid passport
  2. Current home address
  3. Contact details (both phone number and e-mail address)
  4. Bank account number
  5. Salary slip of the last 2 months (of the person who will pay the rent)
  6. Motivation letter
    1. Why are you coming to Maastricht?
    2. Where are you going to study/work?
    3. For how long are you going to study/work there?
    4. Why do you think you are the right candidate for the accommodation in question?

If you are a student, we would also like to receive the above information from your parents from point 1 to 5. By sending this information to mail@borderestate.com you agree that we will use it to check you as a candidate. If you are approved as a candidate, this information will be used to draw up a rental agreement. Your documents will not be used for other purposes!

3. How is a tenancy agreement drawn up?

The documents sent by you will be reviewed for approval as soon as possible. After the owner has agreed with you as a candidate, the lease will be drawn up. The rental contract will be drawn up by us and sent to the tenant. We will ask you to sign the contract at the bottom of each page, as well as the document 'information and guidelines' and any added 'house rules'. The documentations that will be sent to you as tenant are among others:

  • Rental agreement;
  • General provisions (download - Dutch);
  • House rules.

4. How long does the tenant have to sign a contract?

Once you have received your contract, you have 48 hours to return the signed contract to mail@borderestate.com. Please note that each page of the rental contract must be signed correctly. If this is not done correctly, the contract is not legally valid. If you have not sent the contract on time, the accommodation will be made available again to other candidates.

5. When is my rental agreement final or legally valid?

As soon as we have received your signed rental agreement in good order, it will be sent directly to the landlord (pawn owner). The landlord will return the signed contract as soon as possible. You will be informed by means of a welcome email. In the meantime, Border Estate+ will collect your rented accommodation from the website and other Social Media channels.

6. What is a welcome email?

After we have received the signed contract from the landlord (property owner), you will receive a 'welcome email' from us. This welcome email is to confirm that everything went well and that you have rented your desired accommodation. In addition, this welcome email will explain what and when your first payments will be (in accordance with the rental agreement). It also explains that you need to make a check-in appointment with us at least 2 weeks in advance. These 2 weeks are important, because of other agreements we have already planned with tenants.

7. How does the check-in of an accommodation go?

On the date and time that you have scheduled the check-in appointment (this is usually on the start date of the rental contract or later if desired) we will be happy to see you in front of the property of your rented accommodation. You will go to your accommodation together with an employee of Border Estate+, where pictures will be taken and additional explanations will be given. An inspection report will then be drawn up.

8. What is an inspection report?

In the inspection report, the current condition of the accommodation will be described and any damage will be noted. This information is important if you are going to leave your accommodation again in the future. We will send you the inspection report and the pictures via email or WeTransfer after check-in. Our advice is to provide these details

9. What can we expect from Border Estate+ during our stay in our accommodation?

We hope of course that everything will be as desired in your accommodation during your stay. However, it may happen that something happens. For example: the internet doesn't work, no hot water available, central heating failure, leakage and so on. If this is the case you can contact us via mail@borderestate.com so that we can look for a suitable solution as soon as possible. Keep in mind that this is only possible if Border Estate+ also takes care of the management of this property. If Border Estate+ is not the caretaker, you may have been informed from the start who is your caretaker of your rented accommodation. Please contact them so that your problem can be solved quickly.

10. How can I cancel my rental contract?

You have entered into a contract for a fixed term or for an indefinite period of time. If you wish to terminate your contract, you can only do so when your contract indicates this. If you rent short-stay, i.e. for a definite period of time, your end date has already been set. You still have to notify our office one month in advance that you will be leaving your accommodation. If you rent your accommodation for an indefinite period of time, i.e. for 12 months, this contract will automatically continue on a monthly basis thereafter. If you wish to terminate this contract, you must terminate the contract at least one month in advance via Border Estate+.

11. How can I terminate my rental contract earlier?

If you wish to terminate your contract earlier than contractually agreed, this is only possible according to the following conditions: A new tenant needs to be found, as well as the signing of a new lease by this new tenant; a fine of 70% commission on a monthly rent excluding 21% VAT must be paid to the estate agent. After these points have been completed and you have received a final email from us, your contract will be terminated. The last step you need to make with Border Estate+ is to schedule a final inspection/check-out.

12. How will a check-out of my accommodation be scheduled?

You need to make an appointment with Border Estate+ for the final inspection at least 2 weeks before your final cancellation. The final inspection means that you need to deliver your accommodation in a very clean condition. If you do not deliver your accommodation in a tidy condition, a cleaning team will be called in to deliver everything in a tidy condition. Of course these costs will be recovered from you. After you have had the final inspection with an employee of Border Estate+, you will receive the final inspection report via e-mail or WeTransfer with the accompanying photos. The report and photos will also be sent to the property owner. The property owner will make the final decision about your security refund.

14. I lost/forgot my key, can Border Estate+ help me?

When a tenant is unable to stay in his or her accommodation, we understand that this is very unpleasant. When this happens and Border Estate+ manages the property, we will be happy to try to help you. Of course there are costs involved as shown below. Please note that we are not always available to come and help. If that is the case, you will have to call a locksmith. The cost of a locksmith is higher!
